Some Chimneys Are Past Patching
Most chimney problems can be repaired. New mortar, a new crown, new flashing, and the chimney is good for years. But water and time can take a chimney past that point.
When the bricks near the top move in your hand, when the faces have flaked off, or when the stack leans toward the yard, more mortar will not hold it. A loose chimney can drop bricks onto the roof, the driveway or a person.
Dallas Chimney Care rebuilds chimneys in Dallas, TX. We tell you plainly whether a repair will do. When it will not, we rebuild the damaged section the right way.
What Causes a Chimney to Fail
- Years of water. Rain through a cracked crown or open joints breaks down brick from the inside.
- Foundation movement. Dallas clay soil shifts, and a tall, heavy chimney shows it first.
- Storms. High wind, hail and falling limbs can crack or topple the top of a stack.
- Chimney fires. Extreme heat cracks brick and mortar.
- Old construction. Some older chimneys were built with soft brick or with no liner at all.
Types of Chimney Rebuild
Partial rebuild, above the roof
The most common rebuild. The part of the chimney above the roof takes all the weather, so it fails first. We take it down to solid brick and rebuild it with a new crown, cap and flashing.
Rebuild from the roof line
When damage runs down to the roof, we rebuild the full exposed stack and tie in new flashing so the roof stays dry.
Full chimney rebuild
When a chimney has pulled away from the house or failed at the base, it needs to be rebuilt from the ground or the firebox up. This is rare, and we explain the options before any work begins.
How a Chimney Rebuild Works
- Inspect and photograph. You see what we see.
- Written price. The estimate is free, and you can finance a chimney rebuild at 0% interest for 24 months on approved credit.
- Protect the house. Roof, landscaping and driveway are covered.
- Take down. Damaged brick is removed by hand, down to solid courses.
- Rebuild. New brick and mortar, a sloped crown, a cap and new flashing.
- Clean up and review. We haul away the debris and walk you through the finished work with photos.
If your chimney was damaged in a storm, our photos and written estimate can help when you talk to your home insurance company. The National Weather Service office for Dallas-Fort Worth keeps records of local hail and wind events.
Rebuild the Inside Along With the Outside
A chimney that has failed on the outside has usually suffered inside too. When we rebuild, we look at the whole system: the flue liner, the smoke chamber and the firebox. Cracked tiles let heat and carbon monoxide escape, so a new chimney liner or a firebox repair is often part of the same job. That applies to a wood burning fireplace and a gas fireplace alike.
After a rebuild, the simple habits matter. A yearly chimney cleaning and an annual inspection keep soot and water from starting the damage again. For any homeowner, that is how you protect your home and avoid costly repairs later. Our service area is Dallas, TX first, and we travel across DFW and North Texas for rebuilds. We also handle fireplace repair once the chimney above it is sound.
